Building regs ensure the room is structurally safe, properly insulated, fire-safe, and adequately ventilated. We submit the building regulations application on your behalf and a building control officer inspects the work at key stages, issuing a completion certificate at the end.
What ceiling height is needed for a loft bedroom?
Building regulations require at least 2.2 m clear headroom over a usable floor area of approximately 7.5 m². In practice, we aim for the maximum possible headroom by insulating at rafter level (warm roof method) rather than between joists, which preserves every centimetre of height. If your existing ridge height is at least 2.5 m above the ceiling joists, a comfortable bedroom is almost certainly achievable.
What type of staircase is needed for a loft bedroom?
A proper, permanent staircase is required by building regulations — a loft ladder or retractable stair is not acceptable for a habitable room. The staircase must meet minimum width requirements (typically 600 mm clear width), have a maximum pitch of around 42 degrees, and be fitted with a compliant handrail. We design the staircase to minimise the floor space it occupies on the floor below while meeting all regulatory requirements.
